Boasting an abundance of amenities such as cafes, retail establishments and sports courts, the area also benefits from a strategic location with direct access to four primary highways.
Villas for rent in DAMAC Hills 2 have seen a rise in average rent, reaching AED 119k.
- The average rent for 3-bedroom villas has increased to AED 108k.
- The average rent has been observed at AED 124k and AED 150k for 4 and 5-bedroom villas.
Mirdif

Located in eastern Dubai, Mirdif is a highly sought-after area for those seeking affordable rental villas. This community stands out for its unique architecture and spacious homes. The upcoming expansion of the Dubai Metro Blue Line will further enhance commuting ease for Mirdif residents.
The development projects have made a positive impact on the area’s popularity and property values. In H1 2025, the average rent of villas in Mirdif stood at AED 155k.
- A slight rise in average rent has been recorded for 4-bedroom villas.
- The average rent has increased to AED 138k, AED 166k and AED 180k for 3, 4 and 5-bedroom villas in Mirdif, respectively.
Dubai South

Popular for its budget-friendly villas, Dubai South is a prominent master community featuring eight distinct zones. The strategic location of Dubai South, bordering Dubai and Abu Dhabi, is complemented by a rich offering of retail centres, restaurants and hotels.
The annual average rent for villas in Dubai South has reached AED 147k after a 9.6% spike.
- The average annual rent for 3 and 4-bedroom villas has observed an increase of 4.67% and 5.69%, respectively.
- The average rent for 3, 4 and 5-bedroom houses has reached AED 128k, AED 171k and AED 327k, respectively.
Ranking fourth, Dubailand is another sound option to find rental villas in Dubai on a budget. The average rent of villas in Dubailand has been recorded at AED 201k. With fifth place, the average rent of villas in Al Khawaneej has increased by 6.6%. The rent for these villas has averaged AED 298k in H1 2025.
