How To Renew Tawtheeq Online
Real Estate regulatory authorities in the UAE are always striving to make their services more accessible to the people. Initiatives such as Ejari in Dubai and Tawtheeq in Abu Dhabi were introduced to ease the rental and property dealing processes. Tenancy contracts in the respective Emirates are regulated under these systems.
In Abu Dhabi, the lessors are required to renew Tawtheeq online in order to avoid any disruption of electricity and water services in the rental property. Here’s a comprehensive guide that will help you with the complete Tawtheeq renewal process.
RENEW TAWTHEEQ ONLINE
If you are renewing your Tawtheeq account online, you will need to submit required documents and fees. That said, you can visit the services page of Abu Dhabi Municipality to renew your rental contract and tawtheeq online. Let’s go through the documents and steps the landlord and tenants need to fulfil to renew their rental agreement.
TAWTHEEQ RENEWAL REQUIRED DOCUMENTS
If you are renewing your existing Tawtheeq tenancy agreement, you will need to have an existing Tawtheeq account, Emirates ID and rental contract number. Here’s a list of documents to be submitted by the lessor for tenancy contract renewal:
- Tawtheeq renewal form which requires all the details about the landlord and tenants
- Awqaf approval for tenancy contract renewal
- Residential Privacy Committee’s approval
- Authorization letter from tenant agent
- Trade licence of tenant’s company (In case of commercial property)
- Marriage certificate or work letter (For public or private housing)
While the landlord needs to submit the aforementioned documents, the tenant only needs approval from the landlord to put forward the application form.

The renewal process is fairly simple with the online platform. Here are the process flow for both the cases where either tenant or landlord submits the form:
PROCESS FOR TENANTS
- Tenants need to submit the documents to the landlord for approval.
- After the landlord approves the documents, the tenant needs to submit the required fees to the Abu Dhabi Department of Municipality and Transport and the renewed contract will be issued.
PROCESS FOR LESSORS
- Submit the application form via the official website of Abu Dhabi Department of Municipality and Transport
- Municipality approval is required in the case where the landlord is registering the property without entering occupant’s names
- Pay the required fees
- Authority will renew your tenancy contract
- Close the Request
TAWTHEEQ RENEWAL FEES
The following fee structure is implemented for the renewal of properties:
- 50 AED fee when you rent an apartment in Abu Dhabi and the contract’s duration is less than 4 years;
- 1% of the contract’s first-year value if the contract is for more than 4 years
- 50 AED service fees for the commercial or industrial property rental contracts
- 5% of the contract value to be paid by the tenant when renting industrial lands owned and leased by the Government
- The tenant needs to pay 5% annual municipal fee for the rental contracts on the units with duplicated premise numbers
This was all about the process of renewing Tawtheeq online. When you rent a villa in Abu Dhabi, make sure you follow all the rules and regulations for smooth registration of your property dealings. The Tawtheeq renewal process can help you avoid any service disruption from the Abu Dhabi Distribution Company (ADDC). That said, landlords and tenants both need to renew Tawtheeq online to avoid any discrepancies.
