- There has been an increase of 3.77% in average annual rent for 2-bed apartments. However, the average annual rent for studio and 1-bed apartments for rent in Dubai Marina has observed a slight drop.

The average rent per annum for different apartment types in the area is as follows:
- The average annual rent of 1 and 2-bedroom apartments has increased by 5.43% and 0.82%, respectively. On the other hand, studio apartments have maintained their average rent from the second quarter of 2023.
- For studio apartments, the annual rent has averaged AED 83k, the same as Q2 2023. Speaking of 1 and 2-bedroom apartments for rent in Downtown Dubai, they have recorded an annual average rent of AED 136k and AED 245k, respectively.
- However, based on the DLD data, the average rent prices of apartments in Downtown Dubai have dropped by 3.76%.
The rental apartments in Meydan City have been the fourth most popular on the list. The average rent for apartments has risen to AED 74k in Q3 2023. Completion of residential projects like Meydan One and Meydan Avenue and other amenities have contributed to an increase in the asking rents.

As for the overall rental prices for villas, they have amounted to AED 161k, the same as the second quarter of 2023.
- The average rental prices of 3 and 4-bedroom villas have dropped to AED 144k and AED 197k in Q3 2023.
- The DLD data provided for rental villas in Arabian Ranches 3 has shown an upward trend of 4.52% in average rents.
AL BARSHA
Next on the list of luxury areas to rent a villa in Dubai is Al Barsha. The area has risen to the top spot with average rental prices now amounting to AED 414k. JUMEIRAH VILLAGE CIRCLE
