Buying a property in Dubai starts with paying a booking amount, also known as a reservation fee. While this payment reserves your chosen unit, it is only the first step in the property purchase process. After paying the property booking amount in Dubai, buyers must complete several legal and administrative steps before becoming the property’s registered owner. These include signing the Sale and Purchase Agreement (SPA), making subsequent payments, registering the transaction and, in the case of off-plan properties, obtaining the Oqood certificate.
What is a Property Booking Amount?
The booking amount is an upfront payment made to reserve a property before the purchase is completed. It demonstrates the buyer’s commitment while the remaining documentation and payment formalities are completed.
What Happens After Paying the Booking Amount?
Once your booking amount has been paid, the purchase moves into the documentation and registration stage.
The Property Is Reserved
The developer or seller reserves the selected unit for you, preventing it from being sold to another buyer during the agreed reservation period. During this stage, buyers should carefully review all property details, including:
- Unit number
- Floor plan
- Size
- Purchase price
- Payment schedule
- Expected handover date (for off-plan properties)
Sign the Sale and Purchase Agreement (SPA)
One of the most important steps after paying the booking amount is signing the Sale and Purchase Agreement. The SPA is the legally binding contract between the buyer and seller. It outlines:
- Purchase price
- Property layout
- Payment schedule
- Unit specifications
- Construction timeline (off-plan)
- Handover conditions
- Cancellation clauses
- Rights and obligations of both parties
Pay the Initial Down Payment
After signing the SPA, you’ll pay the next instalment in accordance with the agreed payment plan. Depending on the developer, this typically brings your total initial payment to around 10% to 20% of the property’s purchase price.
Submit the Required Documents
You’ll need to provide the documents required to complete the transaction, which generally include:
- Passport copy
- Emirates ID (if applicable)
- Visa copy (if applicable)
- Signed agreements and payment receipts
Oqood Registration (Off-Plan Properties)
If you’re buying an off-plan property, the developer will register the sale through the Oqood system, which is managed by the Dubai Land Department (DLD). Oqood is a pre-title registration system that records the buyer’s ownership interest before the project is completed. Once registered, you’ll receive an Oqood certificate that records your ownership interest in the property until the title deed is issued upon project completion.
Complete Mortgage Formalities (If Applicable)
If you’re purchasing the property with a mortgage, your lender will complete the final financing process after the booking amount has been paid. This includes:
- Final mortgage approval
- Property valuation (for ready properties)
- Issuance of the mortgage offer letter
- Signing the loan documents
- Disbursement of funds according to the agreed payment schedule
Track Construction Progress
After completing the purchase formalities, buyers should regularly monitor the project’s construction progress. Developers provide:
- Construction updates
- Progress reports
- Completion timelines (if applicable)
- Payment reminders
Prepare for Property Handover
As construction nears completion, the developer will begin the handover process. This includes:
- Completing any outstanding payments
- Conducting a property inspection or property snagging
- Signing handover documents
- Connecting utilities
- Receiving the title deed
FAQs

What is a Reservation Form in Dubai property transactions?
A Reservation Form is an initial document signed by the buyer after paying the booking amount to reserve a specific property. It temporarily secures the unit while the developer prepares the formal SPA.
When do buyers pay Dubai Land Department (DLD) fees?
The DLD registration fee, which is generally 4% of the property’s purchase price, is paid during the early stages of the transaction.
