How to Apply for Move-In and Move-Out Permit from Dubai Properties
Dubai Properties (DP) is one of the well-known master developers in the Emirate. DP has contributed to the real estate industry of Dubai through its high-end residential and mixed-use developments. There are a few things that tenants and property owners need to consider, specifically when they have to move in or out of the residential developments of Dubai Properties. One of such is obtaining Dubai Properties’ move-in permit before moving into the property and a move-out permit before leaving.
Since 2013, many master developers in the Emirate have made obtaining a move permit in Dubai mandatory in either case, and DP is one of them. These permits are for the convenience of all the stakeholders and to ensure there is no dispute in the future among tenants and landlords.
The process to obtain a Dubai Properties move-out permit and a move-in permit is seamless. Let’s find out how you can apply for the two permits.
HOW TO GET DUBAI PROPERTIES MOVE-IN AND MOVE-OUT PERMIT
If you are planning to move into a DP’s residential project, you must obtain a Dubai Properties move-in permit. On the other hand, if you are moving out from their project, you must submit a Dubai properties move-out permit. Tenants and landlords can both apply for the move-in/move-out permit. The process to obtain the two types of permits are detailed below.
DUBAI PROPERTIES MOVE-OUT PERMIT
You can apply for Dubai Properties move-out permit through the RealConnect portal and RealConnect app (Android |iOS).
When you are moving out from any of the DP’s residential developments, you need to fill RealConnect move-out application form and submit it at least two days before moving out of the property.
DOCUMENTS REQUIRED TO APPLY FOR DUBAI PROPERTIES MOVE-OUT PERMIT
You need to submit only two documents when you apply for the Dubai Properties move-out permit, i.e. Ejari and Emirates ID.
The Community Management keeps the occupant’s data in the database and only contacts if there is an emergency. Also, the details provided in the form are kept confidential with the Community Management. On the basis of the information provided, the management will issue the Dubai Properties moving out permit.
DUBAI PROPERTIES MOVE-IN PERMIT
For Dubai Properties move-in permit, you need to register as a tenant or a homeowner on the RealConnect portal or via its mobile app.
DOCUMENTS REQUIRED WHEN REGISTERING AS A TENANT FOR A DUBAI PROPERTIES MOVE-IN PERMIT
The following documents should be submitted if you are renting a property in any of DP’s projects:
- Passport copy in case you are an expatriate. This does not apply to UAE nationals
- Copy of valid UAE visa (applies to expatriates only)
- Emirates ID and. National ID in case you are a GCC national
- Ejari-Tenancy Agreement is mandatory whether you are a UAE national or an expatriate. You have to upload all the pages
If you have any queries related to documents required or you don’t have Ejari, then contact Customer Care at 800-9933. Ejari Tenancy Contract is also a mandatory requirement when you want to rent an apartment in Dubai or a villa other than DP’s residential units.
You will be required to provide the details of the Dubai Properties’ community you are moving in to. This will include the community name, building name and unit/apartment number.
After uploading all the documents, provide your move-in date, the total number of people moving in (family members), vehicle details, and your appointed moving company and finish registration.
If the provided information is accurate along with complete documents, Dubai Properties move-in permit will be issued in two days. Make sure you register as a tenant and submit the move-in permit request minimum of two days ahead of your move-in.
IMPORTANT THINGS TO KNOW WHEN MOVING IN OR OUT OF DUBAI PROPERTIES’ DEVELOPMENTS
You can apply for Dubai Properties move-in permit as well as a move-out permit, only if the following terms and conditions are met:
- Submit the form to the Community Management office or send a soft copy via email community@dubaicm.ae two days before your moving-out date.
- The application for a move-out permit will only be processed further if you have paid the Community Service fee of your respective residential unit.
- Depending on the approval of the Community Management, you can carry out any work related to moving out/moving-in in your unit between 8:0 am to 7:00 pm.
- For noisy work when moving out or in mixed-use property, the times are between 12:00 pm -2:00 pm and 5:00 pm – 7:00 pm from Monday to Friday.
- Moving-out/moving-in work on commercial property during the night will require a permit and can be done with permission between 7:00 pm to 5:00 am.
- The occupant and their appointed moving company should take safety measures to avoid any inconvenience.
- The occupant will be held responsible for any damage, even if it’s caused by the moving company. Therefore, the occupant should supervise the move-in/move-out process.
- The damaged areas will be repaired at the property owner’s expense by the Community Manager.
- The appointed moving companies in Dubai should follow the security and access policies defined by the community.
- You should clean the entire area once you are done moving in/moving out from the property and all sorts of garbage should be disposed of properly.
- In case of non-compliance to any of the defined rules by the Community Management, homeowner or tenant will have to pay the penalty.
- Make sure the information provided in the form is correct.
- In case of moving-in/moving-out of an apartment, only use the service lifts.
- The Community Management will not be responsible for any injury or accident that occurs during the move-in/move-out process on the premises.
