That said, property listers on dubizzle have reduced the average asking rent from AED 393 in Q4 2022 to AED 389 in Q1 2023. The average daily rental prices in Bur Dubai and Al Barsha have increased, whereas the other two affordable areas have shown a downward trend.
As per the Q1 2023 short-term rental market trends in Dubai, Bur Dubai has ranked first according to user searches. The average rent of apartment rentals in Bur Dubai has inclined from AED 289 to AED 315 per day, with a 9% increase.
- Studio apartments for daily rent in Bur Dubai have witnessed a significant drop of 27.86% in the average daily rental values. Meanwhile, the average daily asking rent of 1 and 2-bedroom apartments has increased by 6.06% and 8.33% from Q4 2022.

That said, the average daily rent of Dubai Marina and Downtown Dubai has increased, whereas Business Bay, Palm Jumeirah and JBR have shown a downward trend. The monthly rent of villas in the affordable neighbourhood, DAMAC Hills 2, has averaged AED 13,777 in Q1 2023 after a decline of 9.44%. Meanwhile, rent for luxury villas in Palm Jumeirah has averaged AED 132,237 per day in Q1 2023, with a 2.36% drop.
