Rental apartments in Bur Dubai have an average rent of AED 71,000 in Q1 2023. The rent of each apartment type in Bur Dubai has increased mainly due to the new projects and the availability of several amenities and facilities. According to the DLD, the average rent of apartments in Bur Dubai has increased by 2.42% in Q1 2023.
- The annual rent for the studio, 1-bed and 2-bed apartments in Bur Dubai has increased overall.
- Studio apartments in Bur Dubai have an average rent of AED 36k per year. However, the 1 and 2-bed apartments for rent in Bur Dubai have an average rental price of AED 56k and AED 76k, respectively.
Jumeirah Village Circle (JVC) has ranked second among budget-friendly neighbourhoods for rental apartments. The rental prices of apartments in JVC have increased by 14.56% overall. In Q1 2023, different apartment configurations in JVC have the following rental value and percentage changes compared to Q4 2022:
- The annual rent for the studio, 1-bed and 2-bed apartments in JVC inclined by 7.54%, 12.95% and 13.14%, respectively, from Q4 2022.

- As per the Q4 2022 trends, the rents of studio and 2-bedroom apartments in Al Nahda have increased by 4.86% and 4.18% from Q4 2022. However, the rental price for 1-bedroom flats has dropped by 2.23%.
- The annual rent for studio and 2-bedroom rental apartments in Al Nahda has averaged AED 27k and AED 51k after the rental price hike by the property listers. Meanwhile, 1-bedroom apartments have seen a decline to AED 34k, compared to AED 35k in Q4 2022.
Next on our list is Deira, with an overall drop of 3.56% in rental prices. In Q4 2022, the price of rental apartments in Deira had an average of AED 60k per annum. However, the average rental value dropped to AED 58k in Q1 2023.

Specifically, luxury studio and 1-bedroom apartments for rent in Dubai have witnessed significant increases of 10% and 5.26%, respectively, whereas the increase in rent for 2-bed apartments has been around 0.54%.
As per the tenants’ preferences, Dubai Marina is at the top among the luxury neighbourhoods in Dubai. With an overall increase of 6.79% in Q1 2023, the average rent for different types of apartments in Dubai Marina has increased to AED 147K, compared to AED 137k in Q4 2022.
- Rent of studio, 1-bed and 2-bed apartments have surged by 7.01%, 3.78% and 4.45%, respectively.
- After the increase, the annual rent of studio apartments, 1-bedroom and 2-bedroom flats have averaged AED 71k, AED 111k and AED 155k, respectively.
Following Dubai Marina, Business Bay ranks second among the top luxury areas for apartment rentals. In Q1 2023, the overall average rental value of apartments in Business Bay has increased to AED 112k from AED 105k, marking a 6.7% change from Q4 2022.

- The annual rent for studio apartments has averaged AED 90k, whereas the average rents for one and two-bedroom apartment rentals in Downtown Dubai have increased to AED 135k and AED 250k, respectively.
Palm Jumeirah and Mohammed Bin Rashid City have ranked 4th and 5th on the list. The apartments for rent in Palm Jumeirah and Muhammad Bin Rashid City have upscaled by 3.23% and 0.87% in yearly rents, respectively.
As per luxury apartments listed on dubizzle, flats in Palm Jumeirah have an average annual rent of AED 232k over the board. Meanwhile, the annual rent of apartment rentals in Mohammed Bin Rashid City has averaged AED 109k after the property owners upscaled the rental prices.
POPULAR AREAS FOR RENTING VILLAS IN DUBAI
Villas are also a preferred property type mainly for their amenities, private space and other luxuries contributing to the higher rental costs than apartments. Some top areas have witnessed a significant increase in the villa rents, such as Umm Suqeim and DAMAC Hills 2. However, rental prices of villas in some areas, such as Dubai South and Dubai Hill Estates, have declined.

Mirdif has become a top preference for tenants looking to rent villas in Dubai. In Q1 2023, the average yearly rent of villas in Mirdif has increased from AED 117k to AED 121k, marking a 3.09% upscale from Q4 2022.
- The average annual rental prices of 3-bed, 4-bed and 5-bed villas for rent in Mirdif have upscaled by 5.76%, 2.13% and 1.89%, respectively.
- Analysing the rental prices increase across different types of villas in Mirdif, 3-bed, 4-bed and 5-bed villas for rent have averaged AED 107k, AED 124k and AED 143k, respectively.
Tenants have also searched for DAMAC Hills 2 (Akoya by DAMAC) to rent villas. The average annual rent in this luxury neighbourhood increased by 9.04% from Q4 2022. That said, the average annual rents of villas in DAMAC Hills 2 have increased to AED 85k, compared to AED 78k in Q4 2022.
