This permit is necessary to advertise on different sources such as SMS, newspaper, billboards, outdoor platforms and classified advertisements including Bayut and Dubizzle.
The permit ensures all properties advertised are sold or leased with the owner’s legal permission.

How to apply for a Real Estate Advertisement Permit via Trakheesi System in Dubai
Realtors can apply for advertisement permits of various kinds via Trakheesi Dubai. These include both newspaper and electronic classifieds. You can also procure property advertisements on different property portals via Trakheesi Dubai.
Here are the steps to obtain legal permits for real estate advertising in Dubai:
- Login to your Trakheesi account
- Choose ‘apply to permit’ under the ‘licence’ tab
- Fill in the required information and upload the necessary documents
- You will receive the permit within two working days if all the requirements are complete

How to Generate Trakheesi Permit Number to Advertise on Bayut and Dubizzle

A Trakheesi permit number is necessary to list properties on the Bayut or dubizzle property portal. The permit number is the number obtained from the permit.
Let’s go through the process of generating a Trakheesi permit:
Step One: You need to apply for a Trakheesi permit via an advertising format. Go to the listing management systems for Bayut Profolio™ or Brokerpad CMS system to generate the format. Then, make a new listing draft and add relevant information pertaining to the property. To put it simply, you need to create a title, add in a description and add in photographs. Once done, you will be able to view the advertising form.
Moreover, another necessary requirement is a marketing contract from the owner. This is an NOC from the legal owner or a Form A from the Dubai Land Department.
Step Two: Go to your Trakheesi log in and register. Real estate professionals usually register as ‘Business Owner’.
Step Three: Click on the ‘Trakheesi’ icon to view the Trakheesi dashboard.
Step Four: There are four options on the Trakheesi website. Let’s go through them in detail:
- Licence: Evident from its name, this is to view the real estate agency’s DLD licence.
- Permit: This is to apply for a Trakheesi permit for the purpose of real estate advertising.
- Warning: This is to see all the warnings that have been issued
- Fines: This is to view all the fines issued to the real estate agency
Step Five: The Permit page has a table with details of all the previously approved Trakheesi permits.
Click on the ‘Add Property’ button– this opens a dialogue box displaying five types of properties including Land, Project, Building, Villa and Unit.
Choose the type of property you want to advertise, and fill in the necessary information including the area, the building name, the land number, the unit number and municipality number.
Note: All this information can be found in the property’s title deed
After typing in the building’s name, you will see a drop-down menu displaying a list of properties with similar names. Choose your building, and click on search.
Now, you will see another section asking for more information. Fill in the necessary information, including the Purpose – rent or sale, the Price from and Price To, amenities (this is optional) and Project number (this is only needed when applying for a Trakheesi permit).
Once done, click on the ‘save’ button appearing at the bottom of the dialogue box.
Generally, there is no ‘auto approval’ enabled option for the Trakheesi permit applications. You can see the property’s name right on top of the table on the Permits page instantly. Moreover, you can find the Trakheesi number under the ‘Permit #’ column of the property you added.
Step 6: Go to the draft of your property listing on Profolio™ or Brokerpad. Add the Trakheesi number. Once done, you are closer to having your listing live on dubizzle or Bayut.
Real Estate Licence in Dubai
The Dubai government has made it mandatory for real estate companies to obtain a real estate licence to operate in the city. If you wish to start consultancy or set up a brokerage, you need to procure a licence for legal operation in Dubai.
