Choosing between a pre-owned and a new property in Sharjah depends on your budget, preferences and long-term plans. Both the options have their own considerations. Sharjah has a rapidly advancing urban landscape, offering investors, buyers and renters a host of real estate options. With the availability of wide-ranging choices, the comparison of pre-owned vs new properties in Sharjah is essential to understand market dynamics.
Pre-Owned vs New Properties in Sharjah: What to Consider
Buying property in Sharjah involves many important steps and considerations. The emirate has old, well-established as well as vibrant new developments. Let’s weigh the key features of pre-owned vs new properties and which option is more feasible for you to pick.
Neighbourhood Preferences
Older properties are usually a part of well-established and populated neighbourhoods compared to new properties in Sharjah. As a result, residents may find more doorstep facilities and amenities.
Commuting and transportation are also easier from residential neighbourhoods that are centrally located. However, with master planning, almost every other new project in Sharjah also offers doorstep conveniences. The strategic locations intend to offer hassle-free commutes.
Budget Considerations
Properties that have already been occupied and used may have a lower asking price than newly built ones. However, this isn’t always the case. Various factors affect property value, such as location, developer reputation and accessibility to basic amenities, among others. There’s a large number of both new and old property projects by well-reputed real estate developers in Sharjah. Conduct your research to make an informed choice.
Payment Flexibility
Payment frequency is a major factor to consider when gauging the implications of the process of buying pre-owned vs new properties in Sharjah. Older properties may be cheaper, but, in most cases, they require upfront payments. However, you can always apply for a mortgage or a loan.
On the other hand, securing a loan on a newer property is easier as there is less scrutiny by the lender. Similarly, off-plan or ready properties that are part of a new development often come with different types of payment plans in Dubai and other emirates, offering payment flexibility.
Wait Time
Properties that are already occupied are often ready to move in. On the contrary, newly built buildings might have some construction or finishing work pending. These factors may vary from case to case.
Renovation, remodelling, upgrades and robust finishing materials, all are crucial for the upkeep of a property. To get an estimate of the wait time required to move into a property, home hunters must research and analyse all the aforementioned factors.
Investment as Expats
To compare pre-owned vs new properties in Sharjah and make the right choice, expat investors should consider certain things. There are designated freehold areas in Sharjah where foreigners can buy or invest in real estate.
Moreover, expats can complete a registration under the Sharjah Real Estate Registration Department (SRERD) to usufruct for 100 years max. Expat investors should be aware of the new rules for property ownership in Sharjah to ensure they make a sound investment.
