Building and construction activities in Dubai are governed by a comprehensive set of regulations, planning standards and building codes established by the relevant authorities. Before commencing any construction, modification or development project, applicants must obtain necessary approvals and documentation, including a site plan. The document is issued by the relevant authorities as either a detailed site plan or a unified site plan, depending on the plot’s jurisdiction.
What Is a Site Plan in Dubai?
A site plan is an official legal document issued by the relevant planning authority. It identifies a specific plot of land and outlines its approved planning and development details. The document is issued in the name of the plot owner or lessee. It is used to obtain construction approvals and, where applicable, register the plot with the Dubai Land Department. A detailed Dubai site plan includes:
- Approved plot boundaries
- Land tenure
- Property owner’s name
- Land use
- Zoning legislations
- Permitted number of floors
- Setback area
- Number of parking spaces
- Approved built-up area
- General location
- Plot dimensions
