Beyond the Blueprint with dubizzle property Episode 9
Joining our host, Martin Gregory, is a distinguished figure from Dubai’s luxury property sector, Mr Samer Ambar, CEO of REEF Luxury Developments. In this insightful episode, Mr Ambar takes us through his fascinating journey from a decade-long banking career with Citigroup to more than 15 years in real estate and how that path led to the creation of REEF, a developer redefining Dubai’s luxury market through innovation.
REEF identified a unique problem in Dubai’s real estate landscape: outdoor spaces, balconies, terraces and gardens often remain unused due to the region’s hot climate. Mr Ambar and his team set out to solve this by developing patented outdoor cooling technology, creating what they call ‘virtual rooms.
These cooled areas allow residents to enjoy their balconies and gardens all year round, transforming them into usable, comfortable extensions of their homes. This innovation is now patented globally, giving REEF property owners exclusive access to a first-of-its-kind experience.
In Beyond the Blueprint Episode 9, Ambar explains that luxury isn’t just about materials, it’s about experience. REEF’s cooled outdoor living and ‘winter garden’ concepts provide an experiential luxury that few developers can offer. Residents can entertain, relax and enjoy outdoor spaces even in Dubai’s summer months, a level of comfort that turns luxury into lifestyle.
REEF 998 and REEF 999: Raising the Bar for Innovation
In Beyond the Blueprint by dubizzle Property Episode 9, our guest also shares insights about some of his company’s anticipated projects. REEF 998 and REEF 999 are two standout projects redefining Dubai’s skyline.
- REEF 998 in Dubai Land Residential Complex offers infinity pools, outdoor cinemas, paddle courts and REEF’s signature cooled balconies.
- REEF 999 in Al Furjan continues the innovation, introducing the winter garden concept, allowing large garden spaces, up to 1,000 sq. ft, to be comfortably used throughout the year.
In their Dubai Islands project, REEF has gone a step further with the world’s first building featuring outdoor cooled luxury apartment amenities, including cooled paddle courts, cinemas and even a penthouse with an air-cooled private garden.
REEF’s projects aren’t just about luxury; they’re designed with strong economic value in mind. Ambar highlights that:
- Every square foot in REEF properties is usable, unlike traditional properties, where outdoor areas often go unused.
- This leads to better capital appreciation and rental returns.
- Properties in REEF’s projects are already showing strong appreciation, especially in areas like Dubai Land and Al Furjan, where REEF invests strategically.
Innovation at REEF extends beyond technology. Through the ‘-20 by REEF’ initiative, the company partners with AFA Islamic Finance to help salaried UAE residents overcome the 20% down payment barrier. This allows buyers to pay for their properties through manageable monthly instalments, making homeownership more accessible to the UAE’s working population.
REEF isn’t just building homes, it’s building a community of people who enjoy the outdoors year-round. The company’s vision aligns with Dubai’s focus on creating livable, human-centred cities. Mr Ambar also shares that the first handovers of REEF’s innovative, air-cooled projects are expected by June–July next year, with mock-up apartments available for viewing as early as November.
