- The yearly rent for studios, 1-bed and 2-bed apartments has increased by 1.98%, 2.25% and 0.15%, respectively.
- On average, tenants have paid AED 27k to rent studios, AED 39k for 1-bed units, and 47k for 2-bed apartments.
Khalifa City A has remained a popular choice for reasonably-priced apartments in Abu Dhabi. It has maintained its rank as the second most popular area for renting affordable apartments during Q1 2023. The average rental price in Khalifa City A has decreased by 6.86%, from AED 38k in Q4 2022 to AED 35k in Q1 2023.
- The average rent of 2-bed apartments has recorded a noticeable increase of 6.10%, while there was a decrease of 4.22% and 0.22% in rental prices of studios and 1-bed apartments, respectively.
- The average rental price for 1-bed units has increased to AED 41k, whereas tenants spent an average of AED 27k on studios and AED 62k on 2-bedroom apartments in Q1 2023.
The third name on our list is Al Muroor, with an average yearly rent of AED 40k based on searches conducted in Q1 2023. The average yearly rent has decreased by 3.34%, reaching AED 40k during Q1 2023.
- The average rental price for 1-bed apartments has decreased by 1.26%. The rental rates of studio and 2-bed apartments have decreased by 2.95% and 5.90%, respectively.

Al Khalidiyah has emerged as the fourth most affordable area for renting apartments in Abu Dhabi. The average rent in Al Khalidiyah, with an increase of 7.93%, has reached AED 62k.

- The average rent has slightly increased by 0.49% and 0.11% for 3-bed and 4-bed villas, respectively. However, there has been a 1.47% decrease in rental prices for 5-bed villas.
- Tenants looking for affordable villas for rent in Mohammed Bin Zayed City paid an average yearly rent of AED 86k for 3-bed villas, AED 126k for 4-bed villas and AED 149k for 5-bed villas during Q1 2023.
Khalifa City A has continued its popularity as the second most popular area for renting affordable villas in Abu Dhabi. The popular area has observed an increase of 4.77% in average yearly rent during Q1 2023 as compared to Q4 2022.
- Khalifa City A has shown upward trends in average rental prices of 3-bed, 4-bed and 5-bed villas with an increase of 5.45%, 5.93% and 0.96% respectively.
- The average yearly rent for 3-bed villas has amounted to AED 144k. Meanwhile, the average annual rental prices were recorded at AED 161k for 4-bed villas and AED 170k for 5-bed villas.
For renting affordable villas, Al Reef has also maintained its position as the third most popular area in Q1 2023. The average yearly rents have been recorded at AED 121k in Q1 2023 which was AED 122k in Q4 2022.
